Planning commission to consider changes in senior development

Macedonia -- A larger number of residents eventually moving into the Villas at Taramina senior residential development may have more than a wall separating them from their neighbors.

The city's planning commission is considering a request by the project's developer, Mig-Can Investments, to convert some of the duplexes planned for the 92-lot site to single units. The 38-acre development is on the east side of Valley View Road, south of Route 82.

Joseph Migliorini, a Mig-Can partner, said the plan is to "pull apart" 15 duplexes to create 30 single homes, leaving about eight to 10 duplexes left in the plans.

"There's a little bit more of a demand for singles," said Migliorini.

However Mayor Don Kuchta, who serves as commission chairman, said the commission tabled the matter at its Feb. 22 meeting because of unanswered questions.

"We did not get enough of a recommendation from our city planner," said Kuchta.

In a written report submitted to the commission, City Planner Brian Frantz said that due to "reproduction quality," revised plans submitted to him do not clearly show the number of duplexes that are to be separated. Frantz said it is also unclear whether the space between the sides of the separated homes and the property lines is adequate to meet city zoning regulations.

Migliorini said he expects the issues will be resolved quickly.

"I think their questions are appropriate and we will have that information at their [March 8] meeting," he said.

The development lies just south of the Summit Pointe independent and assisted living facility, which was also built by Mig-Can Investments, and the Macedonia City Center. It is zoned as a senior residential development, which under city zoning requires residents to be at least 55.

The development includes a drive between the city's fire department at the City Center and Summit Pointe, with access to Migliorini Way, the Villas at Taramina's main road running between Valley View and Route 82.

The development includes about four acres of green space, including a pond, walking trails and a gazebo. There are plans to eventually construct a clubhouse with a community room.

Homes in the development are constructed as lots are sold and Migliorini said available models range between about 1,800 and 2,700 square feet, with prices ranging between about $230,000 to $370,000.

Migliorini said that sales have been slow, with only 12 lots sold as of Feb. 25, which he attributed to the economy.

"We've done fairly OK. It's been a struggle though," he said. "Unfortunately, we haven't broken any records."
